Peace of Mind, Please!

The Practical Bits You Actually Need to Let Your Holiday Home Safely

Hi again! It’s Claire here from Cotswold Cottage Retreats.

Today we’re diving into something that might not be as exciting as picking out scatter cushions or choosing hamper goodies, but it’s so important if you’re thinking about letting your cottage.

We’re talking insurance, safety, and the practical bits you’ll want in place before welcoming guests.

I know it’s not the most glamorous topic. But getting this stuff sorted means you can relax knowing you’ve covered the essentials. So let’s break it down in plain English, shall we?

Not Just Your Standard Policy

A lot of homeowners think their regular home insurance covers them for holiday lets. Unfortunately, it usually doesn’t.

Holiday let insurance is specially designed to cover things like:
• Guest injuries or accidents on your property
• Damage caused by guests
• Public liability if something goes wrong

It’s one of those better to have it and not need it situations. We’re happy to point you in the direction of a few reliable providers if you need help.

Keep It Simple, Keep It Safe

Don’t worry, you don’t need to go full Health & Safety inspector. But there are a few things that are legally required or just plain sensible:

• Smoke and carbon monoxide alarms - make sure they’re installed and regularly tested
• Gas safety check - a legal must if your property has gas
• Fire risk assessment - doesn’t have to be formal, but it’s important to walk through your property and spot any risks
• Fire blanket or extinguisher in the kitchen - always a good idea
• Clear emergency instructions - guests should know what to do and who to call

We can help you take care of all of this if you need advice, so you’re never left guessing.

The Guest Experience Matters

You’d be surprised how many holiday lets fall down on the basics. Think:
• Clear instructions for getting in (we love key safes)
• Spare keys (always!)
• Local contact info in case they need help

We’ve helped homeowners upgrade everything from tricky door locks to confusing check-in instructions. It really does make a difference.

Helpful Extras That Go a Long Way

These aren’t musts, but they do show you care and guests really appreciate them:
• A basic first aid kit
• A torch or emergency light, especially in rural areas
• Clear Wi-Fi info and appliance guides
• Local emergency contact numbers

And again, we’ll help you sort these out. No stress.

If this list feels like a lot, but don’t panic. We know the ins and outs of what’s needed, what’s recommended, and how to get it sorted quickly. We’ve got a checklist for all new properties that we work through together, and we’ll never leave you in the dark.

Letting your property should feel exciting, not overwhelming. We’re here to make it safe, simple, and supported.

If you’re unsure about any of the practical bits, just drop us a message or pop by for a cuppa. We’re always happy to help, even if you’re still in the thinking about it phase.

Warm wishes,
Claire
